How does TA HOUSE differ from ordinary real estate agencies in Japan?

To rent a room in Japan, a large amount of deposit is usually required, equivalent to 1 ~ 2 months’ rent (or key money, “shikikin” in Japanese, partially refundable), gift money to the landlord (or “reikin” in Japanese, 1 ~ 2 months’ rent, not refundable) and commission (1-month rent, non refundable). 

Besides the first month’s rent, you need to be prepared to pay an amount equivalent to up to 6 months’ rent. Moreover, these apartments are not furnished. You have to buy your own furniture and utilities are not included in the rent (a further 10,000 – 15,000 Yen/month). You have to go through the trouble of applying for services in Japanese.
When moving into an apartment in Tokyo, a guarantor or a co-signer is usually required. In most cases only a Japanese national with a steady income will be taken into consideration.

At TA HOUSE, we only require a deposit of 40,000 Yen and the first month’s rent to move in. Rooms are furnished and utilities are already included so you don’t have to go through the trouble of applying for services in Japanese. 
A guarantor or co-signer is NOT required.

What’s included in the rent?

Utility expenses such as electricity, water & gas are included (Up to 10,000 yen/person). We also provide Internet connection at no additional cost. You don’t have to go through the trouble of applying for these services.

Are rooms furnished?

Yes. There’s either a bed or a Futon set (Japanese style bedding) with clean linens (e.g. bed cover, sheets, etc.), basic furniture (e.g. bookshelf, desk, chair, trash can, etc., may differ from room to room) and dishes. You can pop in with a suitcase and kick-off life in Tokyo immediately.

Are rooms equipped with air conditioners?

Yes, all rooms are equipped with an air conditioner. You can stay comfortably at TA HOUSE all year round.

Where should I pick up my keys on the move-in day?

Please visit the room directly on the move-in day and your keys could be collected after signing the agreement.

I am a smoker. Can I smoke in the room?

For safety reasons, smoking is prohibited indoors, including toilets and living room. When smoking outside, please show consideration to others by properly disposing of cigarette buds.

What kind of documents do I need to sign the Lease Agreement?

Please bring the following 4 documents and cash with you when you come to our premises to sign the Lease agreement:
> Valid passport, Visa and a Resident Card (Please copy them)
> Emergency contacts in Japan
> Emergency contacts in your country
> Your school / work place’ s information
> 1 month’s rent (and a deposit of 40,000 Yen if it is not paid yet) in Japanese Yen

A copy of your passport and visa will be made for filing purposes only. Please understand that nobody would want to share a house with individuals who refuse to identify themselves. Rest assured that we will not disclose your personal information to a 3rd party.
TA HOUSE reserves the right to refuse reservations from individuals whom we consider not suitable.

How do I pay the rent?

The calculation of rent is from the beginning of the month to the end of the month. When we calculate rent, 1 month is counted 30 days.
You should pay the balance by first 25th.
You shall pay rent for the next month (from 1st to the end of the next month) by every 25th on the previous month by bank transfer.
You shall send us an e-mail that describes on what day and at what time you paid the rent.

For example:
Rent is \78000 for 1 month.
When you sign the agreement on Nov. 16th, your payment is \78000.
It is valid until Dec.15th.
You should pay the balance of \39000 for Dec.16th to Dec.31st by Nov.25th..
Next payment date is by Dec.25th.Rent is \78000 for Jan.1st to Jan 31st.


Is it possible to reserve a room from overseas?

Yes. Availability can be checked on this website. After confirming vacancies, a reservation can be made by simply completing the deposit agreement and transferring 40,000 Yen by wire. In case of cancellation or no-show, your deposit can not be refunded. Payment for 1 month’s rent is not required until you come to premises to sign the lease agreement. Please contact us for further information on payment. (Please be reminded that any room cannot be reserved without the deposit)
Our current residents are only required to submit their move-out notice 1 month before their move-out date. Consequently, you will be able to choose your future accommodation 1 month before your planned move-in date.

How long is the minimum rental term?

Our minimum rental term is just 1 month.

I would like to take a look at the room. Can you arrange a viewing?

Of course, we encourage you to take a look first.  Please contact us to arrange a viewing, click on “Room Viewing” on each premises page and fill in the Room Viewing request form and submit it to us. We can arrange for a staff to meet at the premises. If the room is not available, please visit our website to check out the photos and video.

What else do I have to pay?

We only require a deposit of 40,000 Yen per person, which is partially refundable (up to 20,000 Yen). There is no need to pay reikin, shikikin, commission or any other extra fees.

Do I need a guarantor?

No. We might ask for your parent’s or relative’s address if you don’t have a permanent address in your country. We also request the name of a person or a group that we can contact in case of emergency (both in Japan and your country). However, we do NOT require a guarantor. 

I am under 20 years old. Can I reserve a room?

If you are under 20 years old (18 or 19), we request written consent from your parent or guarantor.

I would like to share an apartment or a room in a Share House with my friends.

The rent showing on the website is based on single person occupancy.

If you would like to move into an apartment or a large room (check the icon for “Capacity of Residents”) with your partners, a 20,000 yen charge will be added to the original monthly rent for each additional person.


There will be 2 of us. Is it possible to have an extra bed?

We recommend versatile and efficient “Futon” sets (Japanese mattress) that can be tucked away easily.

I am a smoker. Can I smoke in the room?

My friend is coming to Tokyo. Can I let her or him stay in my room?

In the event that you wish to have a guest stay over please inform us in advance. A fee of 2,000 yen per night/person will be applied. TA HOUSE will provide an extra set of Futon (Japanese bedding) for this period.

There will be 2 of us. Is it possible to have an extra bed?

We recommend versatile and efficient “Futon” sets (Japanese mattress) that can be tucked away easily.

While I am gone for a long time, can I rent the apartment to someone else?

No, you cannot. TA HOUSE lends you the room because we trust you not anyone else. You are the only one who can stay in the room. You can still invite friends over your room.

Can I enter my room again after check-out?

Check out is available everyday between 10:00 a.m. and 4:00 p.m (except year-end and New Year holidays). Please indicate your desired check-out time when completing the 1-month move-out notice. 

What is the “Move-out Inspection”?

On your move-out day, Our staff will come to your room and check its condition with you. If everything is fine, then all the move-out procedures will be complete.
Before we arrive, please pack up your belongings, dispose of any garbage, vacuum the floor, wash and dry the sheets, etc. For further details, please refer to the documents received after signing the Lease Agreement.

I wish to move out during the middle of the month, do I still have to pay for the remainder of the month?

If the move-out notice is submitted at least 1 month before your move out date, we will calculate your daily rent and multiply it by the days you plan to stay before moving out. Please confirm your exact move-out date so that we can calculate your remaining rent accurately.
