How does TA HOUSE differ from ordinary real estate agencies in Japan?

To rent a room in Japan, a large amount of deposit is usually required, equivalent to 1 ~ 2 months’ rent (or key money, “shikikin” in Japanese, partially refundable), gift money to the landlord (or “reikin” in Japanese, 1 ~ 2 months’ rent, not refundable) and commission (1-month rent, non refundable).
Besides the first month’s rent, you need to be prepared to pay an amount equivalent to up to 6 months’ rent. Moreover, these apartments are not furnished. You have to buy your own furniture and utilities are not included in the rent (a further 10,000 – 15,000 Yen/month). You have to go through the trouble of applying for services in Japanese.
When moving into an apartment in Tokyo, a guarantor or a co-signer is usually required. In most cases only a Japanese national with a steady income will be taken into consideration.
At TA HOUSE,there is no deposit or key money required. rooms are furnished and utilities are already included so you don’t have to go through the trouble of applying for services in Japanese.
A guarantor or co-signer is NOT required.

What’s included in the rent?

Utility expenses such as electricity, water & gas are included (Up to 10,000 yen/person). We also provide Internet connection at no additional cost. You don’t have to go through the trouble of applying for these services.

Are rooms furnished?

Yes. There’s either a bed or a Futon set (Japanese style bedding) with clean linens (e.g. bed cover, sheets, etc.), basic furniture (e.g. bookshelf, desk, chair, trash can, etc., may differ from room to room) and dishes. You can pop in with a suitcase and kick-off life in Tokyo immediately.

Are rooms equipped with air conditioners?

Yes, all rooms are equipped with an air conditioner. You can stay comfortably at TA HOUSE all year round.

Where should I pick up my keys on the move-in day?

Please visit the room directly on the move-in day and your keys could be collected after signing the agreement.

I am a smoker. Can I smoke in the room?

For safety reasons, smoking is prohibited indoors, including toilets and living room. When smoking outside, please show consideration to others by properly disposing of cigarette buds.

What kind of documents do I need to sign the Lease Agreement?

In accordance with government requirements, we ask that you submit photo of your passport or residence card.
Please also fill out the guest register sheet according to the items specified by the government.
For security reasons, we also ask that Japanese nationals submit this information.
If you are a Japanese national, a driver’s license is acceptable.

Your passport photo and register sheet will be made for filing purposes only. Please understand that nobody would want to share a house with individuals who refuse to identify themselves. Rest assured that we will not disclose your personal information to a 3rd party.
TA HOUSE reserves the right to refuse reservations from individuals whom we consider not suitable.

How do I pay the rent?

Please pay via the reservation site.

Is it possible to reserve a room from overseas?

Please check availability online. Reservations can also be made from overseas.
If you have any further questions regarding payment, please contact us through the reservation site.

How long is the minimum rental term?

Our minimum rental term is From 3 nights.

I would like to take a look at the room. Can you arrange a viewing?

We are currently unable to allow viewings due to security reasons. Many photos are posted on the reservation site, so please check the room information on the reservation site.

What else do I have to pay?

You only pay the amount shown on the reservation site.

No deposit or key money is required.

Do I need a guarantor?

No. We might ask for your parent’s or relative’s address if you don’t have a permanent address in your country. We also request the name of a person or a group that we can contact in case of emergency (both in Japan and your country). However, we do NOT require a guarantor. 

I am under 20 years old. Can I reserve a room?

If you are under 20 years old (18 or 19), we request written consent from your parent or guarantor.

I would like to share an apartment or a room in a Share House with my friends.

We have rooms that can accommodate two people. Please make a reservation for two people on the reservation website.
We have rooms with two single beds, rooms with one single bed and an additional set of futons, semi-double rooms, etc.

I am a smoker. Can I smoke in the room?

When smoking outside, please show consideration to others by properly disposing of cigarette buds.

My friend is coming to Tokyo. Can I let her or him stay in my room?

It is possible to have friends stay overnight. We recommend versatile and efficient “Futon” sets (Japanese mattress) that can be tucked away easily.
In that case, please pay the additional accommodation fee for your friends, and submit a passport photo and a resister sheet with administratively specified items. The resister sheet format is available here.

While I am gone for a long time, can I rent the apartment to someone else?

No, you cannot. TA HOUSE lends you the room because we trust you not anyone else. You are the only one who can stay in the room. You can still invite friends over your room.

 Can I enter my room again after check-out?

When making a reservation, please select the date you would like to leave. If the room is available, you can extend your stay.

What is the “Move-out Inspection”?

We will contact you the day before, so please follow our instructions and leave the facility.
